Hi all:
I just came accross a new product at Home Depot that just may do the trick
as a fabric coating. It bears the lable of DRYLOK and they seem to be
selling a line of paints/coatings intended for waterproofing concrete and
sealing garage cement floors.

They have both an oil base and a latex base. I am thinking that perhaps the
stuff made for garage floors may have the abrasion resistance to handle our
needs??? it also comes tinted in a few basic not to offensive colors. Some
one may want to look in to it.
Cheers: Michael
